How it works

Three things every engagement covers.

Where you actually are

An honest read of your database, your pipeline and your week — before anyone talks about goals.

The system to fix it

The specific processes from the book, chosen for your market and your stage, with steps you can run on a Tuesday.

Accountability to the process

Real results only happen when you do the work — and then it can be measured and adjusted to achieve your goals.

Coaching isn’t new to her

Wendy has been coaching and developing people since 1985 — in her own words, “over 4 decades.” Most of it happened before she ever sold a house.

  • Government of Manitoba — Rural Fitness Leadership Development Coordinator, overseeing the training and development of every fitness leader in the province.
  • Level 1 and Level 2 Train the Trainers — practical certification in coaching, active listening and feedback.
  • Fitness Leadership Certification, Alberta — Executive Director, developing trainers across the province and evaluating their facilitation.
  • Weight Watchers, southwest Texas — Territory Manager supporting over 160 leaders, from Port Arthur in the east to Laredo in the west.
  • Apple, Houston — five and a half years managing Business, Operations, Today at Apple and Product, with teams of around twenty.

She taught me the power of asking thoughtful, open-ended questions rather than simply giving answers. She modeled how to validate people where they were while gently guiding them to reflect on their own habits, choices, and results… I learned that great coaching isn’t about telling people what to do. It’s about helping them discover the answers within themselves.

By stage

Wherever you are in the career.

What the work looks like changes depending on how long you have been doing this.

01

Thinking about a career in real estate

Questions about your goals and your plans. What to consider financially and mentally, and how to choose a brokerage. Honest support in deciding whether this is the right career for you — and whether this is the right time.

02

One to five years in

A review of the systems you are running, especially social media. What is working, and where you need support. Achievable goals you will actually revisit. A financial review to optimize net dollars and streamline expenses.

03

Five to ten years in

Scaling through referral streams from past clients and other agents. Clear feedback on what your business plan is missing. Challenging the habits that have stopped serving you, and finding the right working partner so the business runs on balance rather than hustle.

04

Ten years and beyond, including associate brokers

Every system reviewed for what has gone stagnant and what needs a jolt of energy. Scaling with an assistant, a transaction coordinator or a team. Building for salability and referral income for life. Mentor and mentee relationships, with a full agreement.

What agents say

I was having trouble making ‘uncomfortable calls’ to people I had in my client management system, but I didn’t feel I knew well enough to call. Wendy was great! We reviewed the fears around making these types of calls and how to help build my confidence and be authentic, not perceived as salesy.

Wendy suggested that I review their social media accounts so I could see what they had been doing and what was going on in their life so we could ‘catch up’. Then we actually ‘role played’ the calls, both with her answering the call and me leaving a voicemail. This was invaluable and I just felt better and better with each call. I did everything that Wendy shared and made the calls — to my surprise these people were happy to hear from me and re-connect! I have even gone to lunches and dinner and received referrals! I continue to make these calls. Thank you Wendy!

Kalee Irwin — 5 years in real estate, Houston area

I was feeling unsure of what to say to a listing referral from a family friend. I immediately discussed this with Wendy to get her insights and help build my confidence when I spoke with the potential seller. She shared that feeling prepared would really support the discussion — by knowing the home, the history, and asking him all the right questions. Then she prepared me for the listing presentation and to ‘assume’ the listing was mine. I was the expert, I would be confident and I would list this home. I did — I won the listing! I could not have done this without Wendy’s guidance and support each step of the way.

Marian Agbatah — 3 years in real estate, Houston area

I was uncomfortable with social media tools and wasn’t sure how to get more engagement with my sphere of influence. The majority of comments were from peers or my family. Wendy helped me see the power of social media and how it could impact my relationships moving forward. I started small and continue to work toward more platforms and material. I have chosen a system with education at its foundation. Thank you Wendy!

Before you book

Reasonable questions.

What does it cost?

Every engagement starts with a free 30-minute consultation. After that:

  • 30-minute coaching session — $100
  • One-hour coaching session — $175
  • Bi-weekly coaching — $325 a month, two one-hour sessions
  • Weekly coaching — $550 a month, four one-hour sessions (the most popular)

Every coaching client receives a personalized action plan, monthly goals and accountability, proven systems and resources, a strategy to grow your business, and resources from the book.

Do I have to be in one of your markets?

No. The systems came from three markets that had almost nothing in common, which is rather the point — they are not local tactics.

I'm brand new. Is this too early?

No. Starting with a system rather than unlearning bad habits later is the cheapest version of this.

Is this going to be scripts and cold calling?

No. We’ll discuss the pros and cons of all the real estate systems, then focus on two to fully execute and evaluate — in your authentic voice, not from a script.

What happens in a coaching session?

Every session follows the same shape. We start with what you would most like to accomplish, then work through a short business intake — years in real estate, current production, where your business actually comes from, your strengths, where you feel stuck, which systems are working and which are not, and how the balance between work and life is really going.

From there we set out what success looks like over the next six to twelve months, and pick the one or two areas that would make the greatest difference right now. You leave with two or three concrete actions to complete before the next session, each with a deadline and a measurable outcome.

How long is a typical engagement?

Sessions run thirty minutes or an hour. Ongoing coaching is month to month — two sessions a month, or one a week — and you can start with a single session or the free consultation to see whether it fits before committing to either.
